Why Encino Homes Built Before 1980 Have the Most Drain and Sewer Problems

If your house in Encino was built before 1980 and you haven’t had the plumbing inspected in the last five years, you’re likely sitting on a problem you can’t see yet. That’s not speculation — it’s what licensed plumbers in this area find on a weekly basis when they run cameras through drain and sewer lines in Encino’s older neighborhoods.

The pipes installed in homes during the 1940s through 1970s were solid products for their era. Cast iron, clay tile, and galvanized steel were the standard materials. But those materials have finite lifespans, and most of them have reached or exceeded their expected years of service. The result is a wave of drain and sewer failures affecting some of Encino’s most established neighborhoods.

What’s Inside the Walls and Under the Yards of Pre-1980 Encino Homes

Cast iron drain lines. Cast iron was the go-to material for waste and drain lines through the mid-1970s. It’s strong and handles heat well, but it corrodes from the inside out over decades of use. When corrosion becomes advanced, the interior of the pipe develops rough, flaky surfaces that catch everything passing through — grease, soap residue, toilet paper. Eventually the pipe wall thins to the point of cracking or developing holes.

If you’re in a pre-1980 Encino home and dealing with recurring drain clogs, corroded cast iron is one of the first things a plumber should check.

Clay tile sewer laterals. The sewer line running from your house to the city main under the street was often made of vitrified clay tile in this era. Clay is durable against chemical degradation, but it has a major weakness — joints. Every connection point between clay pipe sections is a potential entry point for tree roots and a potential failure point from soil movement.

Encino’s mature tree population makes this especially problematic. Large ficus trees, oaks, and eucalyptus species send roots deep into the soil seeking moisture — and the joints of a clay sewer pipe are exactly where they find it. Once roots penetrate a joint, they expand inside the pipe and create blockages that grow progressively worse over time. You can read more about how this develops in our post on how tree roots get into pipes.

Galvanized water supply lines. Homes in this era often used galvanized steel for water supply lines. Over time, the zinc coating on the inside of galvanized pipe corrodes, building up mineral deposits that restrict water flow. This shows up as gradually declining water pressure, rust-colored water when you first turn on a faucet, and eventually pinhole leaks.

Which Encino Neighborhoods Are Most Affected

The age of the housing stock varies across Encino’s sub-neighborhoods, but the areas with the highest concentration of pre-1980 homes include Amestoy Estates, Encino Village, Hayvenhurst, and portions of Encino Woods and Rancho Estates. Homes in these areas were primarily built between the late 1940s and early 1970s.

Hillside properties face an additional challenge. Soil movement on slopes — especially during wet seasons — puts mechanical stress on buried pipes. This contributes to joint separation, pipe bellies, and lateral shifting that wouldn’t occur on flat terrain.

What You Should Watch For

You don’t need a plumbing license to spot early warning signs. Keep an eye out for drains that slow down gradually over weeks or months (rather than sudden clogs from a single incident), multiple drains slowing at the same time, gurgling sounds when one fixture drains and air escapes through another, unexplained wet spots or unusually green patches in the yard, and a faint sewer smell coming from drains or the yard — especially after heavy water use.

Any of these in a pre-1980 home should prompt a professional inspection, not a trip to the hardware store.

The Smart Move: Proactive Inspection

A sewer camera inspection takes about 30 to 60 minutes and gives you a complete picture of what’s happening inside your pipes. For older Encino homes, this isn’t an upsell — it’s essential baseline information. It shows whether you have years of life left in your system or whether you’re one heavy rain away from a backup.

If the camera reveals cracked pipe walls, root intrusion, or significant corrosion, your plumber can recommend the appropriate repair — often trenchless pipelining that restores the pipe without excavation.

The California Department of Real Estate doesn’t require sewer inspections at the point of sale, but an increasing number of Encino buyers are requesting them during escrow — which means addressing pipe issues proactively can also protect your home’s resale value.
